In any case, the Nanavale CC&R (section II part C, Size) requires 880sf living area "exclusive of the carport or garage".
Generally, the Nanavale CC&Rs attempt to impose "residential" norms over land which is (mostly) zoned "agricultural", which is nice if you're into that kind of thing.
