I would guesstimate just "grubbing" or clearing the trees/shrubs off an acre would be in the low thousands. But you will almost certainly need the driveway and house pad ripped and rolled, if not a yard.
Also, consider your privacy from neighbors and the road. Either leave yourself some ohia and uluhe fern buffer on the edges, or have the edges ripped deeply and bermed with green waste so you can plant trees. Personally I like not seeing my neighbors, and they probably rather not see me walking around naked either!
