A friend of mine reports his property tax has gone from $1200 at some time in the past to $4600 today!  Yes, he lives in Puna.
That would put the assessed value of an owner-occupied property at 800ishK. More if claiming exemption. Dammed impressive for a "ghetto!"

Even a ghetto has the occasional hidden gem.

N. Ala.  Paved road!   He was smart and had a bit O cash back in the 90's.  That neighborhood has changed very little in 3 decades.

Nevertheless, his neighbor had their truck stolen out of their yard in broad daylight a few years back. While the owner was home, no less.
 And someone tried to steal his 4wheeler earlier this year.
Of course, no water or sewer utilities are available there. They just got internet a couple years ago.
