Farm Building Kits - no building permit required
#11
One more (for now), what's the acceptable roof load?

PV is something like 5 lb/sf, and the shading would mitigate "sauna effect"...

PV should be no problem. I added a note above about the ease of adding a ceiling and insulation.

No need for poured concrete. Our posts are 18" only.

Related questions, then:

1. Are the posts adjustable within that 18" or does the kit assume a flat/level area?

2. If I want the floor higher than 18", then what? (Poured piers seemed easiest.)

1. The posts are not adjustable in height. You would level the pier blocks and set the steel posts on the leveled piers. There is a tension shear bracing system which works with the posts.

2a. You could eliminate the supplied posts and pour concrete footings and columns to whatever height you want.

or

2b. Build some type of elevating structure on which to assemble the floor frame.

Is the roofing "potable-safe"?

That issue was important to me...

So I purchased the roofing, Galvalume, from Home Depot. It was produced in Honolulu and is rated safe for potable grade water catchment.

If someone wants to they can upgrade to an insulated roof panel. There is some inventory on island.

Any issues with condensation on the inside in this remarkably humid environment? I'm thinking up in Mountain View for example.

Condensation is a result of climate conditions, so I would say that there is nothing about these building kits which would encourage or inhibit condensation. But I am not aware of any inherent issues either.

The walls are well insulated. The roof is not but it would be very easy to install insulation and a ceiling. The frame for a ceiling is there.

So ... will there be an open house? I'm sold on the idea (just a matter of funding), but still want to see one...
