That said, LZ3 is still a risk and I'm counting my blessings that Mauna Loa didn't have a massive eruption (yet).
It's unclear to me exactly how the lava hazard maps are indicating the threat to your area, but it appears that Highway 11 is approximately the division between historic Mauna Loa and Kilauea flows. This would suggest you are more threatened by the latter volcano.
Short term it doesn't seem to me that Puna prices will change much as a result of the new eruption except for hazard zone one prices going and properties downslope from Leilani going down.

A friend of mine has a house for sale in the Waikea Uka area. It was supposed to close over the weekend. Buyers backed out. His realtor told him that there had been about 50 back-outs over the weekend.
This event will affect values island wide in varying degrees.

You can download a KMZ file to overlay the lava hazard zone map over Hawaii on Google Earth from HVO website. It's the second article on the page

personally i have always paid more attention to the rift zones and topography then to the zones. vancouver islander, eden roc is in 3 but not in mauna loa rift anymore than the rest of the island. we have been in mountain view for over 40 years and the last time mauna loa went off, set on our lanai and watched the flow, but felt very safe, while it got within 4 miles of hilo town. Pele is unpredictable of course but topography does matter..

Can anyone tell me when the last lava flows occurred in Orchidlands and HPP?

the last lava flows occurred in ... HPP?
Apparently this area of the sub-division prior to the last lava flow (which was estimated to be over 400 years ago) was very heavily forested.

I wonder what happens with the many owner financed properties in hazard zone #1 in these circumstances. Also, the effect on property tax valuation. I realize it may sound insensitive to those presently besieged in Leilani, but these are legitimate concerns for anyone in Puna.

Aloha! My first post. Been a "lurker" for quite awhile as we try to learn everything we can. We are in final stages of prep and research to move to Puna in a few months. (what timing, yeah?)
I have been carefully watching housing market, choosing neighborhoods etc for about 6 mos. Looking from Seaview, to Ainaloa, Hawaiian Beaches, Orchidland, and a little in HPP. We're looking in the $200k area so I search up to $250. Since the eruptions, I've seen only a few houses drop drastically in price. One in HB dropped a full $50k, another $40K. A couple $15K. Elsewhere, I haven't seen any drops. I have figured these are mainland owners who freaked at news. Otherwise, so far, looks stable.
I do have many "pending" sales on my list just to watch the process... 50 backouts as My_2_Cents reports is a LOT! Over 6 months, I've only seen 2 houses go "Pending" and then back for sale, and both have now sold.

There is some risk from Mauna Loa, but it would take a very long period of eruption to fill in enough to get too far into Eden Roc. I guess the biggest risk would be if a large vent opened Mauka of the rift zone up near the summit, but most vents seem to appear on or Makai of the rift.
