Last year we bought 2 lots in lower Nanawale with an 8 year plan to occupy. In the intervening years we plan to visit 2 times a year for general maintenance/fun.
Question... (Dwight Shrute reference)
What work can be safely done in preparation of our eventual home building/occupation? I ask this in light of only 2 visits a year. I'm thinking that's enough to maintain improvements such as a driveway, and small space clearing for home. Would you all agree with that?
What other improvements would you all think would be viable to do before moving there? Was thinking maybe septic but was worried about thieves/vandals, maybe water catchment setup, same worry. Tree/plant planting?
Would I need a permit for the power hookup and likely electrician? Worries about vandals and thieves?

Short version: planting trees is probably safe; anything else will be overgrown and/or stolen.
Owner-builder basically means "you can do the framing", all other work must be performed by licensed contractors, and with County permit/inspection.
If these lots are in Nanavale "Estates", their CC&Rs require a larger home than County minimum, with architectural approval from the HOA before getting the building permit.

Neat trick: if you plant peanutgrass as a groundcover, it will grow under the weeds; later, cull the weeds with a gentle application of RoundUp, exposing the groundcover.

In Nanawale I wouldn't do anything to the property until you are here. I wouldn't even bother trying to plant trees because what the pigs don't kill the overgrowth will. There are some exceptions, maybe avocados and coconuts, but let your wallet be your guide... only plant things you don't care if it works out or not (a $5 sprout=okay, a $50 potted tree=no way) If you clear a spot either people will dump there or squatters will put tents in (which means both).

Don't even bother with trees. Weed vines will use the trees to reach the sunlight and soon overwhelm them.

Got any Albizia? drill holes in them and poison... Got a lot of small ones? Chain saw em down and poison. Got neighbors with huge junk trees boarding your lot? Poison those too!
Avocados grow like weeds, Can get a start or some other trees. banana trees are cheap. Get some starts from someone that knows what they are doing or it will be iffy if the trees grow any fruit or any good fruit at that! You'll be surprised how fast the trees take off, better make some sort of property map so you can strategically place the trees. Fruit tree's attract fire ants and all kinds of nasty pest if your not around to pick up after a bumper crop of any type fruit that falls on the ground.
Never clear a driveway or any type of clearing unless you want...
a) trash dumps!
b) squatters!
c) albizia and other junk trees.
Keep the native trees and plantings growing until you move here.
Some people have great intentions of thinking they will come twice a year... in reality, lucky to make it over once a year if ever. Those plane tickets are expensive.

I do have 1 big one and a number of much smaller ones, of the smaller ones i barked maybe 1/2.
For the big 1 what kind of poison? how many holes. Tree is maybe 5 feet diameter.
As far as clearing and driveways there's a definite consensus so ill follow that advice.
Any fruit tree recommendations beyond avocado and bananas, and yes already got fire ants..
