Getting closer to our HPP dream. Reviewing threads, this is me sense of approximate costs. Have I left anything off or got anything wrong?
Ripping 1 acre flat lot, $6000
2/2 1000 sf house, quality finishes, $170,000
Septic tank, $8000
Catchment system, $7000
Solar system, $20,000
Drive way, landscapping, $20,000

What would those run, Rob? (This would likely be a Castleblock home).
Anyone, how would you price for outdoor covered lanai space and a garage? I believe I have seen $70/sf.

Not counting the solar system the things on your list are already at 211k.
Have you considered buying a pre-existing place? It will save you money, you can sell off your current lot to make some $. And you can have things like mature fruit trees, etc.
I don't know about Rob (Castleblock) but all the other builders are so busy they aren't returning phone calls.

I will never do a wood house in Hawaii again. That is what you get in most existing homes. My Oahu house had $110k in termite damage.
I am not too worried about the cost. I jjust want a good estimate of what I am getting into.

I personally would not build anything more expensive than what I could get for the property on a "fire sale" price.if I had to sell. If you have to have "custom", look at real estate prices over the last 15 years, and project that into "future "value and don't go over budget.
Not too long ago it was walk away from it or sell it for cash price only due to the moratorium from the flow if you chose to leave.

Tink, I am not too worried about resale values. I would leave the house to my nephew when God takes me home. I have also been lucky in life and don't need to worry about resale. I just want cost info for budgeting purpose.
I am not settling in Puna because it is cheap. I am doing so because I love it there.

Prices look pretty good, except you didn't put in the price of the land or say if your solar is off-grid or not.
