I'm fixing my new house in HPP on the sunbelt and I'm about to order flooring. I found some Revwood Plus laminate that we love but I don't know how it will hold up in a non-A/C house on concrete. I'll be overlaying it on existing tile.

I saw 2 previous posts about this from over 10 years ago but I didn't see a consensus.

Will I regret this in 5 years? I don't really like plastic floors which is why I'm resistant to LVP, but I'm more resistant to a floor I need to replace in 5 years.

Anyone with real experience and advice would be appreciated!

Best to check your homeowners policy as Federal guidelines now allow insurance companies to raise your premium 7-10% if you file a claim on a damaged roof, and some policies won’t cover roof replacement cost, but actual value. So if your roof is old, your insurance will only pay what they think it was worth at it’s current age and condition.

We are getting closer to retiring in the next few months and just returned from the BI to confirm for ourselves that we are ready for the move. We are probably going to buy a house instead of building, but have heard horror stories about recent increases in the cost of lava insurance in zones 1 and 2. We are curious about whether the cost has really skyrocketed (and whether this accounts for what seems like a lot of homes being up for sale in Sea View--or is there another reason?). We are inclined to stick to the Volcano area (zone 3) but the lure of Red Road has us wondering as we narrow down where we want to live. Thank you for your input and sharing info!

Aloha,
we are working with Argus Builders and Lennie Okana-Hendrik for the construction of a small home in HPP. Since paying Argus the prelims in November, we have heard ABSOLUTELY NOTHING re: architectural drafts, submission for permitting, etc. Lennie has not drafted septic plans for us because she has not gotten anything from Argus. When our contractor friend reached out to both Argus and Lennie, Argus was rather abrupt and when he reached out to Lennie, she said she would draft simple septic for a one bedroom and send plans to our contractor friend. This did not happen.
This has been ongoing since September when I first met with Argus Builders about the project. I have a good friend who recommended Argus, and others who recommended Lennie. I am wondering: Since we put a payment down for the drafting of final plans to be submitted, and this was 3 months ago, is it possible to get our money back and work with HPM or someone else? We do have a PRELIMINARY draft which we approved. Argus was going to submit the prelims to his architect/draftsperson, and this never transpired. Can we use the preliminary draft and take it to HPM to forward to their people and create a final architect draft to be submitted for permitting? I know permitting takes a LONG time, and these plans could have been submitted months ago.
Any advice would be greatly appreciated. I am pretty irritated and saddened by these events. I wonder if, because this is a "small" project, if he slipped it onto the back burner since there are likely more lucrative projects for him to work on?
Aloha,

Re: Solar System….and system installers…

I recently posted about an inspection I had performed of my system, which I do annually paying a modest fee for.

My most recent inspection revealed some issues with my batteries, which are Northstar, 8 of them. They came from a licensed authorized dealer here on the Big Island, who installed my entire system. My most recent inspection revealed that three of the batteries are failing at four and a half years. They came from the installer who said, in writing they have a five year warranty.

The inspection was done by a former employee of the original contractor. When I engaged him to inspect the system, it was conditioned on getting a written report. He has failed to provide me with such, after three written reminders to do so.

I sent the original installer/contractor an inquiry about the failing batteries. He has not responded in anyway. I know he is still in business.

I fell like blasting my dissatisfaction on Facebook but that really is not my thing.

I am going to send a demand letter by certified mail.

As a side note, two years after installation, I was having insufficient power. I contacted the original contractor who said I needed two additional PV panels, which I had them install within six months I still had insufficient power. They came out and did whatever and corrected the problem. For three years everything worked perfectly after that.

The former employee, who now has his own business and did the most recent inspection, informed me the first problem was the result of failing to connect the two new panel to the system!

So now I’m wondering if that failure of not having them connected for some six months somehow shortened the life of three of 8 batteries.

I’m not a happy camper and being 75 on a limited income, the cost of fixing this will force me to sell the roof over my head.
