Having a New Home Built ...Wadda'ell?
#1
Have a friend that bought a 1/4 acre lot in Volcano, and is looking at having a small house built on it.
I did choke on the price they paid for the land.
But, I'm flabbergasted by the bids they're getting to have a small 850 sqft, 2 bedroom, 1 bath house built from an HPM kit, - $200k to $300k, including the $79k kit, ready to be lived in.

I can't help but feeling they're being chumped.
Is that typical of having a house built now?

Was a Democrat until gun control became a knee jerk, then a Republican until the crazies took over, back to being a nonpartisan again.
This time, I can no longer participate in the primary.

We finished our house in 2020, before the explosion in prices. But that seems extremely expensive.

The kits come with all the building materials don't they? So, they are basically paying for labor to construct it, correct?

I know the prices varied wildly when we built, by as much as 200%. I think some builders just throw a number out there because they already have plenty of work and just figure they'll see if someone goes for it.

Ours was stick built and we didn't pay anywhere near the sq ft prices you quoted. So, yes, I would say they are being chumped.

Just as an example there was a time where I got a $25,000 quote to fence part of my farm. I waited a year and the price went down to $12,000.

Small houses cost more per square foot to build because all of the equipment transportation and setup doesn't get absorbed as easily into the final cost. 300k does sound a bit outlandish, like maybe that contractor doesn't want to be bothered, but 200k doesn't surprise me in today's market.

That's a really good point. You still have to do the grading, septic, water, electric, possibly pour concrete and other stuff where the real cost is getting the equipment and people to the site. We added about a third more concrete when we poured the pad, but it added very little to the cost of that component.

I know the guys in a high quality, custom framing crew. They are booked solid (as in 6 days per week) for about 18 months out right now. They are making really big money because people are willing to pay so much to get the jobs done.

Damn.  This does not bode well for future congestion on Big Island roads.
The house construction bid sounds like a whopper to me. I guess it's take it or leave it!

An architect I know told me a Hamakua client got a quote of $600 psf for a single story home. Rather shocking numbers.

Better to higher one guy and pay him 80K to build it for you.
