What should it cost to clear a typical small lot in Nanawale these days, 8100 sq ft.? Diesel prices are high and probably not going down. Typical jungle overgrowth, not nice, tidy ohia forest, just bulldoze it flat, shred up the brush.
Thanks, Ccat

Before bulldozing, get a septic system contractor to draw up the plans for the best location for the excavation. Next, a civil engineer can tell you how much fill is needed for the house foundation (post and pier) and driveway. Then, lay down and rest because the price will be a nightmare. Check with the homeowner's association too, because the CC&R's will introduce complications, albeit not as severe as DPP.
If you are leveling the area to build a farm, you still might want to plan for a four sided fence, and that would take a survey, to avoid future lawsuits.

If I recall correctly ... Nanavale CC&Rs grant them utility easements on all sides of a lot. On the plus side, SSPP is already paid.
County told me septic tank and leach field can be in the setbacks because setbacks only apply to things above ground, which feature can be useful on very small lots.
If you fence *on* the property line, your neighbor owns half your fence. Put the fence 6-12" inside the survey boundary.
Your mileage may vary.
