There are now 20 brand new homes for sale in HPP.
That place is between Beach and 1st in HPP. It's in the area of Beach that is blocked off by boulders between Makuu and Paradise.

I wondered why someone spent so much money clearing but they left the biggest ironwoods. It took over a month to clear it and had to cost big bucks.

If you drive from Makuu toward Paradise you can spot the area by the huge cloud of salt spray blowing onto the property.

Hope she has the money to replace anything made of metal and paint every year or two.

She purchased the lot for a pretty good price (as good prices go near the ocean).  The seller did OK too, he bought it many years ago so his father had a place to go fishing.  The house is a kit house, not custom built, so you got that right Obie, good luck with the metal parts.

She paid $450,000 the previous owner paid $35,000.

The building permit is for $533,000.

No doubt, we are all rooting for her, and for all of the brave HPP developers.


Market update:

Several new build, HPP homes went under contract over the last week. With 27 remaining, there are still more than when the thread started, but just barely.  

So far in the first 11 days of June, 10 of the new houses have experienced at least one price reduction.

Total price reductions so far in June = $208,000.00

So the average New Build Home in HPP has lost $700.34 per day so far in June   (208k/27 houses/11days)

Iʻm going to keep an eye on this one. 750K for 1600 sq ft. and already reduced almost $60K. What a deal!

I find the two spec homes linked above quite distasteful. They'd be somewhat more appropriate on Oahu or Maui but completely out of place in Puna for chrissakes.

Kalinna's listing does have one cool feature-well water.
