Another possibility - we've many acres immediately South of Waa Waa that was used as Papaya fields up until a couple years ago when they terminated their lease with Bishop. If leasehold will work for you or I’ve also heard through the grapevine that Bishop is thinking about selling the land to a developer. I don’t know the acreage amount or any other particulars.
BTW... we just planted a couple of those in our front yard... not for use, we just like how they look when young.
