It's your home, all you need is to give her 48 hours notice to get in. She can't prevent you to take pictures of your own home, inside or out. The lease can be transferred from one owner to another. You have to maintain the home in the same condition as it was at the time of the inspection and the buyer has the right to do a final walk through inspection before the closing. If anything changed between the two inspections you are responsible to fix it.
