What about setting it up as a vacation rental with the "available" dates only being while you are gone? Most of the places I've seen on vrbo.com are way over priced considering the market. If you charge something fair you should have a good occupancy rate. And there are plenty of cleaning services to take care of the cleanup inbetween guests. I haven't looked at the realty market lately, but last I looked there were a couple of established vacation rentals for sale. There was a nice one near Volcano.
