Inspections are a big hidden expense; typically, County won't give you a "checklist" of problems, and they're "very busy", so multiply the expected construction time 3-5x, during which you're renting somewhere to stay, finding materials "missing" from the worksite, etc. Camping at the worksite will solve part of this problem -- if you're able to do so without violating State/County laws and/or subdivision CC&Rs.
