Less than 3,000 square feet is "smaller"? Yee gawds and little fishes, you'll be spending all your time cleaning a huge house like that! Not to mention the amount of "stuff" (and $$$ to pay for "stuff"
to fill it up with. What would you need a house bigger than 2,000 square feet for?
Now a garage with a workshop and a greenhouse in the yard, I could see the square footage going up to those sizes....
Oh, and since when is Puna "standard"? Heheheh!
