Like ANY commercial expansion that might upset the status quo. Such as a harbor and public gas station in that huge parking area when the Boat Ramp materializes. Those trailered boats behind huge pickups clog the entrance to Longs, but they have few choices. Even reservoir lakes like Sebago in Maine have marine gas stations every ten miles to keep those outboards running.
