A question, P'tang.. of the 20 new homes for sale are any of them anymore that cookie cutter HPM/Hicks Homes style regular ol' Hawaiian kine cheap? Are any actual pieces of art, built with pride custom from ground up for quality and ambiance, rather than fly by night crap that's so in vogue hereabouts?

Great question MyMan!  This is just my humble opinion and I have not been paying close attention to the inventory in HPP for some time.  It does seem like those quality houses you mention get built in Waimea and Waikoloa.  Craftsmen work in Pauillo and Puako.  With some notable exceptions, HPP gets "crap that's so in vogue hereabouts".  It's what people can afford and feel fortunate to have.  Not to throw shade on folks who build in HPP.  I'm sure there are people doing as much as they can with what they have to work with.
