My realtor lives in HPP, and while we were searching for a home, we got to see some pre-existing (not new) homes in that area. Obviously, compared to what you can get for under $600K in Oahu, the HPP homes looked like mansions. Anyway, my wife vetoed HPP and a number of other areas, based on a single factor: catchment vs. town water. She does not like to shower using rain water.
I think the general question boils down to how much of a mortgage can a family afford. This puts them in a box for each $50K increment to the price. If a person relies on income to afford a home, then HPP is not the ideal location to live. Maybe they work as an independent contractor (HVAC, electrician, etc.), but what about white collar jobs?
