If you live off island you have to have an on-island property manager. Your manager does not have to be licensed if he/she does not manage any other properties, your being the only one. (Your unlicensed property manager can manage multiple of your properties as long as he/she does not manage properties for anyone else.) Any other scenarios require a licensed property manager who is working under the supervision of a licensed real estate broker.
