Glen ....loved your comments posted above !!!! Just be careful on the Paradise Ala Kai property, as it's pulled as an Owner Builder Permit and remains open. I wouldn't touch that as a listing agent and would beat the heck out of the Seller to protect myself or my client if I were the Sellers agent. They are in potential violation of Hawaii laws that could and I say could, end up biting the Buyer down the road to the tune of tens of thousands of dollars. I know that some would- be realtors that offer commentary here may think otherwise, but I have the rulings from the Real Estate Commission and RICO as validation sooooooo......Buyer beware. That also blows the comps from the Star Bulletin, as the way it stands an appraiser would give it land value plus a little more, not even close to the finished value. If a lender is involved it could be a nightmare. Need I say a good Realtor get's paid for what they know and what they do.
