EXCELLENT POST KENNEY!!!!!
It is very difficult to insist that our board and our management follow "authority" with their actions if we the homeowners do not comprehend it. Just look at all the problems we have had that can be traced back to disregarding Fed law, State law, County law , or our own bylaws ! Not suggesting here that we all have to know the laws, but comprehending the significance that we are a legal non profit corp. bound to comply with all authority governing us is a good start.
our Board and our management MUST verify compliance before they act. This is easy to do if they seek the guidance from non profit organizations that have been suggested to them.
Obtaining guidance, following it and following procedure as outlined in our bylaws would solve so many of our problems. Year after year, I keep waiting to see this awareness happen.

Orchidlandguy, if you're still reading this forum...a friend pointed out that all your postings have been deleted. I'm assuming it was by your decision.
You have been a balanced contributor to the HPP Board forum and it's sad to see you go.

I'm waiting for this to happen too. Year after year parts of the board become arrogant, have personal agendas and side step or look for loop holes in our bylaws and policies. Those that are focused on remaining true to their oath are outnumbered. People who seem to have good intent in the beginning... just press "replay". I keep hoping things will be different this time.
Would you, Frank and Kenney consider being a part of a membership committee to explore other options ie property mgmt? Frank has expressed interest in this area in some of his posts. That's if we don't go into receivership before. I was told by an accountant that there still may be a way to move in this direction even though we are bound with a volunteer board to our bond and deed. The next membership meeting is spring next year. Hope you 3 and others out there will consider this idea [

I'm thinking that he deleted his posts because of deformation and false light comments made about the terminated employees and can be pulled into litigation because of his previous comments.
This tactic will not work because one of the employees told me that they have printed out all the posts to date.
You need to be very careful what you say without any proof!

I got threatened.
I would suggest anyone speaking out about the fired employees on this thread watch out.
There are some nasty people either posting or reading his thread who are intimidating.
You can guess who they are. They popped up recently and are in sink with the lawsuit group.
I don't need the drama.
I will continue to be involved with HPP as we own 3 properties and I intend to cast my votes.
I will continue to post on punaweb.

Wow..sure sorry to hear that. So you weren't quite as anonymous as you might have thought? I'm curious how this threat occurred. These actions towards others who are adverse to the other faction are barbaric and certainly have crossed the line. I hope you were able to make a police report.

Are you trying to scare other posters who speak the truth? How about the false and defaming posts about several people by Nhb in support of the terminated employees? How about the threat made by Nhb in a previous post towards "friends of the board"? Is this who Orchidlandguy and the almost recruited board member are dealing with? I assume you know Nhb then. These actions are very revealing of the terminated employees characters if they are in support of these behaviors.

I speak for myself and the answer is No, M. Committees are only as strong as the Board they serve. After witnessing the last special board meeting, my vote for our president would be one of No Confidence. My view on the homeowners present was equally disappointing.
Kenney is taking the time to educate himself? herself? and has my respect because of it.
Orchidlandguy.......pathetic to read about you be threatened. Chunkster said that we were all clowns on this bus while I keep looking for the raisins in this box of bran flakes. Hearing that one other member has been threatened makes me wonder if we are not all really trapped in a box of fruit loops.
