I'd guess this is an issue for all of us, regardless of experience. Aside from the "big" issue of how to pay for what we build is the prices we pay. May I suggest we offer only tried and true methods here.
HPM will allow an owner-builder to set up an account. Mine is a cash account although it uses my mastercard (unfortunately, Amex not allowed). The primary benefit is a small, but welcome discount on purchases using the account. It can be set up with names for allowed users.
My m/c is also an airline card, so the FF miles are welcome.

I saw a flyer from Home Depot that indicated that they offer construction loans up to $1.5 million and a rebate of 5% of all Home Depot purchases for the project.
I have no idea of the terms or interest rates.

I assume that there are lots of owner builders on the Island, perhaps forming a loose owner builder collective may give the each owner builder some clout in getting discounts and other areas.
Perhaps a free link on this site can be given to preferred suppliers and vendors who cater to owner builders and give good discounts. As oppose to give advertising space to whomever pays more..
BTW: Is punaweb.org a public service site or does someone "own" it?

How big a problem is construction site Theft and how are people protecting their stuff while building?
I noticed some people camp out at the site for months while building.

Aloha Ajit, It is a problem anywhere isolated or secluded. If you have a neighbor in sight of your property, get to know them right away, ask them to keep an eye out. Put up at least a chain gate before getting your materials. Also, keep a car parked on site, even if it's junk, or pitch a tent even if you're not staying on site. Some people keep a dog on site, doesn't have to be a pitbull, just a yappy litte poi dog will do.

It is a problem to be aware of. A contractor friend of ours recently lost about $30K worth of tools and materials from a job site. We have been very fortunate, but as stated earlier, our neighbors kept a watchful eye. Additionally, we were left site to go back to the mainland, I would hide the high value items from sight and easy access - that meant losing a couple hours work time at beginning and end of trips, but we didn't lose things.
