“… We have met the conditions of the PSA and we’re ready to close. The concept is you have a seller who is willing to sell a property for $2.5 million. And you have a buyer who is willing to pay it within the scope of the agreement. And I’m shocked, myself.”
With apologies to Casablanca: Lawyers: Everybody is to leave here immediately! This agreement is terminated until further notice. Clear the room, at once! TMT & Bowling Alley: How can you close me up? On what grounds? Lawyers: I am shocked, shocked to find a clause in the agreement which may not been fulfilled! Croupier: [hands Lawyers money] Your winnings, sir. Lawyers: Oh, thank you very much. Everybody out at once! "How we spend our days is, of course, how we spend our lives." -Annie Dillard

Supposedly B.J Penn had bought the bowling ally, or maybe it was his mother. Sure sounds like title guarantee may have also acted inappropriately. Maybe the city should take it over and turn it into a homeless shelter, wait they already have, jmo.

Yes, that's exactly what Honolulu should do about their homeless problem: export to Hilo.

"... Deitra Lopez (First American Title’s Hilo branch manager) sent me a formal letter saying there was a disagreement between the parties, and as escrow holder, we are going to step aside and either let you folks come to an agreement or it goes to a court decision. We said, ‘OK, everything’s fine.’ “Then, three days later, I get a letter at 5 o’clock that says my escrow has been canceled, just based on the seller’s reasoning. As far as I know, the escrow company can’t do that.” Ironically, Deitra was our escrow officer (or whatever they are called) for a property we were selling. The buyer signed all the forms, we signed all the forms, and everything was due to be filed with the court first thing the next morning. Then the buyer called up Deitra and put a halt to the whole thing. We were surprised that was even an option. Signing the forms and making all the legal commitments apparently doesn't matter until the court clerk stamps them. ETA: to make sense

You can potentially sue for breach of contract, but it's hard to find any damages in that kind of case and generally will cost more in lawyering than it's worth.
