HPP road maintainence
will members be in it for the long haul as the atty fees start to rack up

They're in it for the long haul now, paying ever-increasing road fees for nothing.

From what I heard a class action suit is a prerequisite, 1st step towards receivership.

We only need a core group of folks who are committed to bring this road association to heel and organize ourselves. We should create a Facebook page and a twitter feed so absent owners can also understand the issues at hand and lodge their opinons. Set up local district meetings where folks can express their thoughts unlike Board meetings, and that is done the old fashioned way...meeting neighbors face to face. Folks need to be aware that they have an alternative to the Board to discuss the issues affecting the subdivision. We need to fork out fees to get thorough legal advice, and we must get elected officials involved in the grievance process....

Good luck with that John. Something similar was tried over 2&1/2 years ago. People even went door to door which is not easy in HPP. Most people had no clue, didn't care, refused to get involved or said they would help and never did. Many dropped out of trying after seeing that it involved work and a handful of people can not afford to pay for all. The board has all our money. The best way and quickest is to recruit smart, caring members to run for board positions and time is running out. Then a group of concerned members need to make sure the ballots are done correctly including verifiable owner signatures on all ballots, that the ballot box is not stuffed with board picks and to observe the ballot counting. After the last corrupt election it is a necessity(Ruth,Jo, Randi and the rest should not be anywhere near any part of the election and that includes the GM). If you all think another avenue is better, good luck but you better have deep pockets and be ready for a long long expensive battle. And you probably won't get anywhere. By then things will be worse because nothing has gotten better in almost 3 years of trying to be reasonable.We are beyond the point of kidding ourselves things will turn around and can't get much worse. Even if being a board member isn't really something you'd like, and can think of a million excuses to not, then nothing will change. They have all the advantage because not enough people care or are willing to try. they count on apathy. That is how they have gotten away with everything so far.

OK, honey, I got it...the sky just fell down and we have been swallowed by the void. If reasonable has not worked yet, what about thinking outside the box for a change?

Perhaps not many owners cared then, but I bet than more than one is fuming at the fees, bad roads and mailbox now. As I said, maybe folks need to be burned a little bit more before they explode.

With so much apathy coming out from every angle, I guess this subject is pretty much dead.

Kenney pretty summed up the situation we are facing with this or any other volunteer Board.

The bond was a collosal dud and yes Kenney, we did not even get a t shirt for all that money. 12 million up in smoke, in other words, we were taken in. That were the Boards of Christmas past, so what do we expect now? Every single Board since time in memoriam has been absolutely worthless with the millions we threw at them. Do we keep praying for good one next time?

I personally would not run for the Board, because I believe the Park must be professionally managed.I also believe that we should stop going around in circles and stop paying the fees if we don't have good roads at this point, because that is why we are in debt...so every road would be paved! And I also believe we ought to default on the damned debt, which can only be accomplished if we don't pay the fees and throw this Board into enough turmoil and they will have to pay attention. If enough owners decided not to pay, the decline in revenue will be enough to force the Board to rethink or hopefully disband. This Board needs to be shown they do not have our vote of confidence, and the only way we can demonstrate this is by closing our wallets to them. No more feeding the dragon, it our money.

We have an issue of absolute dishonesty and mismanagement. The Board does not even care to follow its own bylaws for crying out loud! Folks are way too "reasonable", when in fact we should be going to the next Board meeting to tell them them they are not longer needed,and if they don't resign we will grab them by the pants and feed them to the sharks.

All of the above are viable options. John's right we should talk to state representatives and AG. Hard to ignore if we all bombarded them with emails. I think lot owner apathy is the biggest obstacle.

Don't pay your road fees or at very least be delinquent. Hold back past the due date for several months. They can't do anything to us for being delinquent. That would shake them up. Can't spend what they don't have. The board has a contract with us. You wouldn't pay your cell phone bill if service stopped would you? Or purchase something you didn't want?

The visual of us showing up in groves and telling the board they're fired is satisfying but they'd probably just ignore us unless they got escorted out. They'd have more money than us, using our money to sue us which is ironic and f'd up.

You need to read the bylaws. Not paying your Road Fees will get your home liened and they can foreclose as well. That will look good on your credit report.

That is correct. It appears some think that way when they try to come up with ways already used to fix the roads. Wayward thinking... which leads fat wallets to moth filled wallets.
