Selling property in lava-locked kipuka

I'm curious: Can property in the kipukas off of Hwy 132 be sold? I'm not asking if they're worth anything, mind you, but just wondering if there's any legal prohibition against selling a home that currently has no public road access?

After the Royal Gardens subdivision got "repaved" seeing the lots for sale on eBay "cheap Hawaii land with ocean view!" were common for many years... usually the part about "no legal access" to the lot was conveniently left out. Many of the listings included pre-eruption pictures in the first 8 places and "current photos" being the last two or so.

Some guy living out in Royal Gardens for years, the last holdout, apparently had the quite the business hosting tourists in his house. An early--very early--Puna B&B.

He had no road access; you had to walk in.

He advertised it as a fantastically beautiful site. (Some exaggeration there, but it was a unique place.) He reportedly got a hefty price per night, and apparently was successful at his business for years.

I can see an entrepreneur trying to repeat something similar. Maybe they'll call it the Magic Kipuka.

Jack Thompson lived in the last house. He could get in and out on a small motorcycle, guests and their supplies usually arrived by helicopter.

I heard pre2012 that LavaJack raked in big $$$ at times, ... he would bring in thousands a night at certain times..

ie. Russians were said to have spent good $$ at his offgrid place when they were here for the Pacific rim summits... dropped off and picked up by helicopter...
