a search tool that shows which listings have recently returned to the market?
I don’t know if this will help, but it does show new and updated listings. From there you can click Island, District, etc.
The search page also has a Sort By: tool that lets you choose Listed (date), or Updated.

Well, it doesn't mean the sky is falling. It happens all the time in HPP and elsewhere, even in strong markets. People lose jobs, get transferred, get divorced, have unexpected sudden expenses that put them over the debt limit for a loan, etc., etc. In the 22 years I've owned this place, I've seen it happen a dozen times just in walking distance of our little patch. What's really sad is when the ripped lots sit there and get overrun with rubbish invasive vegetation and have to be ripped again when somebody finally manages to build on them
If this one is actually a custom design as it says, at least it wasn't another of those speculative cookie cutter ventures that are getting discounted. I'd love to know how many more of those are in the pipeline.

Agree 100% Chunkster. Sadly, there are a bunch of those sad overrun lots still sitting since the last crash. The sky has never fallen, but real estate cycles are the norm. It's not just HPP. My Puna homeowner bias would prefer things just keep rising too but I can't bury my head in the sand.
That particular lot is owned by Paul Derbyshire who is a well known, long time builder in, and resident of HPP.
He is known for building the non-cookie cutter, custom features kind of speculative homes in HPP. Major price reductions are happening in that category.

Say you are a builder today in HPP, and you have a ripped lot and plans for a house larger than 1500 square feet. You look at the market.
OK, there are 31 brand new houses on the market. Only 7 of those are priced below $525,000.

OK, over the last 30 days, 6 new houses closed in HPP. 5 of those were priced below $525,000.

So there are 24 brand new houses in HPP priced above $525,000 and only one such house closed in all of the last 30 days. Granted, a lot can happen in the 6-18 months it will take to build your 1500SF+ gem, but at this moment there appears to be a 2 year supply of houses priced above $525,000.
Do you pour the slab or do you punt?

Well the cat is out of the bag. Or, the bunny is out of the hat or whatever, but now we know, finally, who these HPP spec builders are. In case the whole real estate development thing does not work out, we may need an experienced hostess for the PWB&G.

I think it’s already working, she’s a real estate agent in LA. Her web page looks like a Spielberg movie. She has 6.1 million Facebook followers.
But I’d still welcome her to PWB&G.
