A friend just informed me that a developer is building 50 double duplexes in HPP, some already underway. I donʻt have many facts about this and donʻt want to post rumors, but there is a meeting on 8/8 at the HPP community center from 2-5 pm to talk about the matter. Does anyone have any more information about this?

Get ready for a good old fashioned HPP Nimby hissy fit. I have first dibs on the popcorn concession.
BTW, I daily pass by what I think might be one of those under construction about a mile from our place. Looks well built.

From what Iʻve heard, and again not yet verified, there are two four-plexes on a one acre lot, ie 8 families per acre and rent between $2500-3000/mo. Is that affordable housing or just a greedy developer? 25 acres x8 per lot x $2500 = $50K/ mo. Iʻd love to know where this is being built and how this fits into ag zoning.

As per the HPPOA website, the meeting on 8 Auigust is a Joy Sanbuenaventura production about "double duplexes being built in HPP." It would make more sense for our county council member or someone from the county building bureaucracy to field questions, but this is Hawaii, and such things rarely make sense.
The two buildings going up on a single lot that I observe daily have no possible resemblance to two quads.

I understand there WAS a meeting on July 23 at HPP with Greggor Ilagan to discuss this topic, however, I can't find any subsequent meeting minutes or outcome.
Anyone attend?

This situation came up in one of the questions at the mayor's meeting that happened in early June at the Pahoa Community Center. As it happened a while ago, and it was not something that was my top concern, anyone that has a better recollection please chime in.
The mayor said that this had been brought to the attention of the building code department, and that an inspector was scheduled to make a site visit within the next week or so. It was his ( the mayor's ) understanding that while 2 homes were allowed on one lot, the problem was with the 4 kitchens. Apparently even legal 'ohana' buildings can have a fridge and microwave, but no stove/oven. If the double duplexes have a full kitchen in each unit, it's a major code violation according to the mayor. What can be done about it, especially if the units are already rented out, was not addressed.

That is true. However, I wonder if these units are being built with the electrical and/or gas piping for a stove/oven, but to pass inspections, the builder provides no actual stove/oven.
Once a final inspection and Certificate of Occupancy is issued, it's off to Home Depot!

Nothing.

I read a property can have a legal farm unit. Perhaps there is no proof required by the building department that there is also a “farm” on the property when they issue permits?
I saw one of the properties listed for sale within the last year, with 2 houses, 2 stories. The downstairs each had a kitchen and the upstairs was advertised as having an entertainment room with a large island counter, a sink, etc. It was also noted that the upstairs and downstairs had separate entrances.

A property, zoned ag, that actually has agricultural pursuits ongoing on it can have additional housing units built for each full time employee of the farm..
