We have had Ginoza Realty manage our 2 houses in HPP since 1990. They have done very well for us.
It depends on where your property is located. When we started with them they did not manage properties in Puna much further away from Hilo than HPP.

You have two places in HPP, but you're living in Baton Rouge???? I assuming you're doing that because in HPP there is no "hush puppies"? Why else would someone take Ls. over Hi.?

No jobs for honey bee geneticists in Hawaii and we have some bills to pay off before I can retire and raise tropical fruit. My son just started a good job today, so he should be able to pay his own bills now!

We used Eric of Aina Hawaii Realty, and were very satisfied. We had leased out our house for a year before we moved here. His number is 966-7464. Our house is in Hawaiian Shores.

Just to make sure you understand, a real estate agent can not manage your property without a broker. You have to have a contract with the brokerage company and they will assign an agent to handle your property. Your property manager does not have to be licensed as long as he/she manages only one property or multiple properties but for the same owner.

Hi John,
Can you clarify? "Just to make sure you understand, a real estate agent can not manage your property without a broker." What the difference between a RE and broker?

Real estate agents can not work alone, they have to be associated with and supervised by a Real Estate Broker. Every company has a Principal Broker who is responsible for everything. Some companies appoint a Broker-In-Charge too. An agent has to be a full time real estate agent for minimum of three years before he can take the broker's test. After passing the test his designation will be Real Estate Broker but he still will be working under the supervision of the Principal Broker. Basically, your contract is with the real estate company and not with the individual agent.

As a current Ginoza Realty tenant, I can tell you DON'T GO TO THEM. If you are a property owner who wants Ginoza to Manage your property, they might be useful but if you're looking to rent, this is the LAST Realty company in Hilo to go to.
Simply put, they are extremely dictatorial in their dealings with tenants. They will be all smiles and nice to you as a perspective tenant, then once you sign, Ginoza acts as though they are your lord and master.
Constant rent increases, demands for inspections every six months (on their schedule regardless if you cannot be present), they are very rude and unprofessional and basically very, very unpleasant to deal with.
I made a big mistake going with them, if you doubt any of this, just ask around, Ginoza's reputation is WELL KNOWN in Hilo.
