MarkP who you trying to fool,, the LAVA is very much NOT a threat compared to before.... use common sense here.. do you see the National Guard? Do you see them closing schools and roads?, do you see them doing emergency construction of any sort related to hot lava???... etc. etc. etc. etc. NO....

as far as property values, I think it will take years for it to creep back to where it was... so a good deal/value now if you shop around...IMO

Lava will ALWAYS be a threat. When will people wake up and accept that they LIVE IN A RIFT ZONE. You can pretend all you want to, but you still have fruit for brains...

IMO....

A lot of people jumped the gun big time. Yes, the Lava was a threat, Just as it was when it was going to take out Hilo. If you think your safe because you bought in hilo or pretty much anywhere on the island, think again.....

That being said, yeah, the lava might have been flowing down Kahakai blvd, but was Beaches, Shores subdivisions are a long ways down from 130. Anything could happen, and the blue lines really didn't mean jack. The only real rule was that lava flowed pretty much down hill.

Now that the lava has built up around Pahoa, maybe it will have a more difficult time coming down the same path? It's anyone's guess...

As for housing prices? It's cheap right now, but like others have said, it will probably take a few years for the prices to start creeping back up. Maybe after the roundabout and park is built, so it could be a good opportunity to buy... County Roads, High speed internet, Piped Water, Mail delivery, new Cell tower... What more could you want!
