Question about selling a rental home in Hawaii
#11
I afraid to do everything by phone as it is more difficult to document it. Email is proof of all of our discussions and notice. She takes us trying to convince her that its in her best intrest as a threat.
After calling a Hawaii Gov consumer hotline I was told that we must still have her permission and that she must be reasonable. Boy is that open for opnion. I guess it might be time to hire a Lawyer and loose even more money while I have a angry crazy person in my house demanding repairs and scaring off repairmen. : (
The inspecter was going to be there at 8:30 and I havent heard anything yet. Hopefully all will go well and we can more on from her and she can move on from us.

Maybe you should have your property manager handle this situation.

Now tht you have put this all on a public forum you must disclose this entire situation to the poor prospective buyer. They now have to know about all the problems and concerns with this tenant. You can't just get out from under "a crazy tenant" and hand the problem to the new owner. This legally has now become a serious problem that must be disclosed to the new buyer. That is what happens when you put all this in writing. so there are goods and bads of what you were saying about documenting this email. If you do not disclose this to the buyer, either the buyer, or tenant or friends of theirs on this small island will run across this in punatalk and there you have it...

Our property manages are famaily on the island.

The inspecter was hovered over from the moment he arrived. Once he began really looking at stuff, like the ceiling in the closet, she kicked him out. She stated that he was snooping in her belongings. I assume at this point she has killed the sale and the potential buyer is going to be very upset about the $360.00 she will be billed for a unstarted report.

I guess we throw more money at this to hire a lawyer. : (

I was just trying to get advice and I have zero intentions in trying to trick the buyer into something.

Sounds to me like it's time to find a way to kick her out...

I hate to rain on your parade, but the buyer is not responsible to pay for an unfinished inspection report and since it was your responsibility to provide access for the inspection you most likely will be stuck with the bill!

Is there a proper rental agreement or lease document?
