Where is the smallest min. home size requirement in Puna?

Or, rather, where can I find info on the minimum required house size sq.footage, for home construction?

Thanks for the response, but I am not looking for the tiniest house, but the smallest requirement for a house, in Puna.

I am pretty sure that Hawaii county has no rules on size, but some subdivisions do (including Nanawale) and at one point Hawaii county wouldn't issue permits that did not comply with the subdivision's rules. That being said, I think there is wiggle room in Nanawale through covered lanais. I am going by memory from several years ago when a friend designed the smallest possible legal house in Nanawale, but ended up in senior housing instead. I think she may still have stamped plans and might be willing to sell them. Call the Nanawale office to get the exact rules if that is where your lot is.

I believe the county minimum size for habitation is 240 sq. ft.

Lets see if I can add to the confusion.
My understanding is the county requires 400 sq. ft.
However Nanawale (where I live),I believe the minimum is 880 sq. ft.
There is a clause somewhere where the lanai can be part of that sq ft. number.

When last I understood the code the county of Hawaii required an efficiency apartment (studio) to have a living room of 220 sf minimum. In addition to the living room there must be provisions for cooking, sanitation, and there must be a closet. The kitchen facilities and the restroom facilities do not have square foot minimums but do have minimum clearances in front of various appliances. For example I have not found a layout for a full bathroom that fits in less than about 5' x 7' since the average toilet extends out 30" from the wall and requires 30" clearance in front of it. If you go with a separate bedroom the SF minimums drop to 120 sf for the largest room (living/dining) and 70 sf for the bedroom although I suppose you could have the bedroom be the larger room. Anyhow I figured you could make a 1-bedroom fit in a single 40' shipping container. That's about 300 sf.

The draftspeople I work with say it comes close to 256 SF allowing for the acceptable clearance and space requirements for the kitchen / bath and living space.

Each particular subdivision may have its own minimums usually much greater than the Bldg Dept requires. But no the Bldg Dept has no actual set minimum.

Actually, I may go with HPP due to the smaller requirement in building.
