Time is getting close, getting ready to move. Have decieded on moving into my sisters rental house, buy it and build a rather large shop/studio building, nothing fancy. Concrete floor, lots of windows, maybe 36 X40. ( Much bigger than the house)
Anyway, reputable builders are available for that type of project?[?]
Here in Iowa it would be a post frame building,are they common in Hawaii?
Taxes on the house are cheap by Mianland standards, would the building really add a bunch to the bill?[V] I know I can get some answers from the County, but maybe there are ways to minimize by how the building would be classified?

If the garage is less than 100 ft from the house it can still be taxed as residential accessory bldg. You can calculate the rates from the county RPT website.

If you are in Leilani Estates, encrement 2, you had better check the CC&R's. I believe you are not allowed to have a second structure on a lot. You would have to connect the 2 structures via perminant construction.

...and if you're picking nits on "contiguous building", there's a height requirement for the connecting structure.

Leilani Estates should have the complete CC&Rs posted at leilaniestates.org.
I was thinking about an earlier post when you said the house was built quite a few years ago. The bugs and the weather are quite hard on structures here and you should give it a good look. As a rental it may not have had the attention it should have. And several of the older ones have had copper pipe failure which is a pain to change out.

Last year we were by the house and it looks ok for the most part, but I do know it will need a bunch of work to get it where it should be. I am exploring the CCR's and making contact with a Lielani Board member for further information. I have to be ablre to build a large shop building or I have to go elsewhere. No big deal about that, but I really liked Leilani the few times we have been there, and it seems ideal, almost like Karma is drawing me there.
I can do plumbing and electrical work, so those 2 things are not a problem. (I hold a Master Electricians License), but the heavy lifting will have to be hired out.

You may not have the Hawaii Lic's on both electric & plumbing, and that is what is needed to get a permit signed off on both electrical & plumbing....so I would advise keeping both your plumbing & electrical drafts simple & minimal for the permit...but make sure that the electrical box is big enough for all your future needs....
