The Star Advertiser reports on sales and prices have been showing increases in both. I am surprised that this source is so at odds with that one. Clearly things fell apart in 2007 and are not going to get back to those levels for years or decades. But, it did seem like things were going up from where they had been at the bottom in 2010 and 2011.

The military on Oahu is responcible for a lot of the moves in and out of the state. But, over that noise, you see the net movement of older retirees coming in and people looking for good jobs leaving, not just Puna, but the whole state. It is a problem for a place without a diverse economy. The census showed that in 2010 there were almost as many people with Hawaiian blood living in California as in Hawaii.

Especially when the "powers that be" invest so much effort in manipulating that economy to their own benefit...

Maui seems to be doing ok with the retirement model - even if it has become one of the so cal counties in appearance and lifestyle.....

Medical and education is the impediment to "progress" on the BI imho

When I check bigislandreale.com and scroll around Puna with the option checked to see properties in escrow, it seems that there are plenty of sales going on. It seems there are currently almost as many in escrow as there are for sale. Subdivisions higher up are more like 1 in escrow for every 2 for sale, but still, things are moving.
