Hawaiian Acres property.

Been researching properties for the last year and we are finally back to check them out. I’m seriously considering making an offer on one, 3 acres with a driveway on rd. 6 between f and e roads in Hawaiian Acres for $25,000. Seems pretty flat and I didn’t see a single fire ant trekking through the ferns. Any Punawebber’s have advice or tips about this area of the acres? Mahalo.

Hmm, tips? It depends on what kind of lifestyle you want to live. Lots of terrible roads that flood often. Squatters and rippers about here and there. Sometimes vehicle carcasses get dumped by young punks on back roads after they visit their uncles chop shop, plenty of coqui, and you will get fire ants eventually if you don't have them already.
That being said I own one of the Hawaiian Acres lots and absolutely love my little slice of paradise!
25k sounds like a pretty good price too. You should talk to your closest neighbors in the area first. What are they up to? Do they have a piggery? Mmm wafting with pleasant odors. How about someone who raises roosters for cock-fighting? Okay with 60 birds crowing at 2 a.m. on moonlit nights? Maybe your neighbor may be the uncle with the chop shop, the kind that collect countless cars on their property. Unfortunately all those types are out here. Investigate first.

Do your due diligence.
Has it been surveyed or will you need to pay for that once it closes escrow.
Is it cash or payments ?
Has SSPP Been paid in full and if not - how much is the fee to hook up to the grid?
Is it a Mr.Yoza lot ?
In the last 90 days as an example on Rd 8 ( paved rd ) between Rd E and Rd F lots have closed at between 23K and 50K.
Offer cash out at $18,500K and go from there .
Does that part of Rd 6 have internet via cable of telcom ?
Fire ants are the least of your worries.Check with local law enforcement on the amount of crime reported on your street or with in one mile of your property in the last year or two ?
Is it closer to Rd F or Rd E ?
The Goat farm and weekend pizza party place is on Rd 6 closer to Rd E.
The goat farm runs 24/7 and sounds carry especially at night .
Many sellers punch in a driveway as a small kine incentive for the unsuspecting buyer .
25K is a bit high - if paying cash - offer lower and see if seller will take that offer.

All unpaved roads will soon have Telcom fiber -- paved roads already have Spectrum, so aren't eligible.

Has SSPP Been paid in full and if not - how much is the fee to hook up to the grid?

Depending what you want/need (and how far back from the road you intend to build), off-grid can be a better deal than HELCO.

another happy acres resident but it is a different lifestyle. 25K for interior lot seems a bit high unless we are talking about something that has been ripped in the past, then it is a bargain. or just a tiny drive off the road spot? i also agree try a almost dark drive by with your windows down looking for things you couldn't live with. the flood zone maps can be found on line, i don't believe there is a problem in the area you are looking in. but please have a all wheel drive, high off the ground car for those back roads...

The front portion of the property was bulldozed in the past. The property is about half way between e and f. We drove back as the sun was setting and observed the rd at night and hung around for a bit listening. It seemed quiet with the exception of the neighbors dog which doesn’t really bother me, we have 2 of our own although quiet. The sspp would be about $2900 but we don’t plan on hooking up. We have a solar system for our tiny cabin on wheels here in Northern California that we plan on using. I am unsure about any property pins but my buyers agent should be able to answer that. As far as internet I have heard the roads are now getting fiber. Our buyers agent said she is getting it on the next road over. We have 4WD vehicles capable of handling the roads which are comparable to some roads in our home county. We are paying cash so thinking of offering a little less to start.

See, without net neutrality in place this is how the marketplace will keep internet costs and services in check. If you don't like Spectrum on your paved road, you simply put your house up for sale, and buy another property on an unpaved road so you can switch to Telcom.

yes, i spoke with hawaiian tele and it was a grant from "connect america" and they are going all the way up to and including one road with the fiberoptic so yes 6th road will be able to connect. i would offer less and then negotiate but bulldozing is very expensive so the front acre or so being ripped is a wonderful start...
