Aloha all, I'm new to HPP and was curious about the property tax exemptions. I understand I get a primary home exemption but it seems awfully high still. They increased my house value by over $40,000 and I haven't even done any remodeling! Just new water filters, new catchment cover, and new gutters. The bare basics! Are there any exemptions that I don't know about? Thank you all for any info.

The county changed the tax rate on Ag zoned property of less than 1 acre from AG to Residential.
They just changed the rate not the zoning so Ag properties sill have all of the Ag restrictions.This affects many lots in HPP.

Yes, I'm living here full time and my house is AG according to the assessment notice I received. I did claim that homeowner exemption too. I will have to try to rent out a room or something.

The homeowner's exemption takes a long time to go into effect and you don't automatically get it, you have to apply for it--at least we did. Go to the county building in Hilo and fill out the simple form. Assessments go out in March and unless you submitted the from before that time, you'll have to wait until you get your prop tax bill after the next assessment to see the difference-- that would 8/2020. If it was in by March you should see the exempted rate this August.
