General Building Question

Hi I was going to have a drafter revise some plans I had and this was his response. Is what he saying true?

I would recommend getting your structure permitted simply because you can sell or refinance the home later at a much higher value rather than selling it "as-is" when unpermitted . $3.00 s/f for all areas including decks w/ 300 s/f minimum plus stamp comes out to $1,250.00 .

If you are already in the permitting process you can revise later after you get the permit.
Assume the best and ask questions.

Were the plans you submitted anything close to code compliant. If he’s talking that you need an enclosed bathroom?

Seen, yes they were close. I had mentioned to him that I wanted an out door kitchen and restroom and he said that would not work basically.

Pull permits for the smallest kit home HPM sells. After it's finaled, add on the stuff you wanted in the first place.

Yes, starting with a basic HPM kit is the way to go. They also have carport models with spare bathrooms in them. And I think they came out with pre approved modular s too
