Yeah kind of figure a difference in prices due to what is desirable and in a good area. I also see the lots for low 50k tend to get delisted quickly (from being bought I would think), I wouldnt even think about buying anything until I see it in person and do some further investigation. I cant imagine people buying land without taking a look at it, I heard on a previous post speculators were doing just that. Like the old saying goes you get what you pay for! Thank you for your replies and I will be looking foward to this.

It actually gets even better! There is a "Private Remarks" section in MLS, accessable only to subscribers. Here is the rest:
"Private: Past end of paved road makai of Royal Gardens subdivision. Buyer to research building codes and lava zoning as well as any other relevant information necessary to build."

What I like best with Royal Garden properties is when it says: "Only accessable with motocross bikes, ATV's or helicopter."
Hey guys, bust out your helicopters.
If I would be able to afford one, I would probably not buy a 7500sqft piece of lava.
But maybe that's just me.
