New Sub-Divisions?

I have noticed many new roads being cut thru the forest on Hwy 130 between Pahoa & Leilani Estates and on Hwy 137 past Lava Tree State Park going towards Hawaiian Beaches. What gives? Anybody know?

I've heard it referred to as Pahoa Farm Lots East and it was subdivided a while ago, but the roads just happened. I believe that all the lots are large (like 30 acres or more).

yes! that's just what puna needs! more (sub?) standard subdivisions.

It's my understanding that this area, everything between Pahoa village and Leilani Estates, has been divided into acreage farm lots of 35 to 100+ acres. Also, I've already heard of one pair of buyers who is striking a deal to sell several 5 acre parcels out of one of these lots, contingent on county rezoning. Rumour has it "they know someone" in local Hawaii government who can do it for them. Sad

All those lots you mention are zoned AG-5 and theoretically can be subdivided to 5 acres. There are many issues to resolve before that might happen though. I think that the county wouldn't do anything until the Puna Development Plan effort is completed.
Assume the best and ask questions.

What's the problem with a new subdivision. Obviously there is an owner who is just taking his\her right to sell parcels of the subdivision. This is nothing bad per se. This is how all subdivisions in Puna started. Why giving some owners a privilege, just because they started to subdivide earlier.

Plus it is not said that things will move along as planned. I've seen quite a few of these attempts to subdivide larger acreage not go through within the last 2 years.

Like Rob said there is still a long way to go.
