We recently finished an appraisal for insurance purposes and they used the figure of $210.00 per square foot to figure the replacement cost. This for a house they consider "semi-custom."
Is this a reasonable number? As a construction guy I know I could build a really nice place for this kind of money.
Another interesting note, they figured 12 to 13 minutes to get the fire department to respond (probably accurate) and estimated the probability of total loss due to fire at greater than 50%.

Contact the Fire Dept and ask if they are in compliance with NFPA-1710. If so, your appraiser is making up the response time and you should challenge it. If the Fire Dept is not in compliance with NFPA-1710, the appraiser's estimation stands.

Virtually no private residential construction jobs anywhere are done by union labor. Most government or government underwritten jobs are union. If you are going to slam unions at least get your facts right.
