Well I can tell you there are some nonprofessional lic. appraisers. Our lender had one done on the house we are purchasing. It was full of typos and did not count all the permitted space. The comps he chose were almost squatter quality. Two I had seen on an earlier trip and would not even bother to get out of the car. Kenneth Nishihira, I think his name is. We are trying to dispute the dratted thing right now. I think I would avoid him....Is that OK to say? For $500 he did a poor job.
