Dry Wall Hanger

Aloha All:

My wife and I are looking at having part of the ceiling in our house re-hung, taped and textured by a drywall contractor.

I just met with the guy, his name is Jesse Simons - anybody know him?

He quoted me labor for 880 square feet at $1200. That seemed like a pretty good deal to me. Is this too cheep? Too expensive? About right? He asked for half down on the day he actually did the drywall hanging.

Your thoughts and input are appreciated.

Is he hanging about 27 sheets? How high is ceiling? regular 8 ft or higher?

If you like him, he has good references, and you have seen his work and you dont want to do it yourself.... $1200 isnt bad..... isnt low either though...

see how long it takes him - for that price, it seems like he thinks it will take him about 35-45 man hours.

Breakdown -
Prep time?
Hang - 2 guys / day / day & 1/2
Mud / Tape 1 guy 2 partial days (1/2 day mud/tape / 1/2 day sand and skincoat)
Texture 2 guys - 2 hours max - it will take more time to clean equipment that the few minutes to texture.....

**** iMPORTANT THING TO NOTE: I got asked this same kinda question about insulation installation - I said what is it worth to not go up into an attic that may be well over 130 degrees, spend most of the day crawling around on your hands and knees, and get insulation stuck to you and be itchy? The person answered - wow! that $600 (2 guys - labor one day) sounds good!

Have you considered using 1" x 6" T & G pine boards for your ceiling instead of drywall? You can either finish them clear or paint them. Run the numbers per square foot of wood verses per square foot of drywall and see if it comes out cheaper, many times it does. No taping, no mudding and if the roof leaks the ceilings won't fall. 1" x 6" boards are also light enough that you could probably install them yourself as a fun project and it wouldn't be "real work" like installing drywall.
