"Sub meter and panel - less than $200. We sub meter our tenants at the boat slips we rent out, install them ourselves. I have seen regulation sub meters for less than $50 another $100 for a panel to accommodate it

keeps the tenants honest - grin"

sorry, i don't know much about sub meters. but, does it just show the usage? and/or is there a separate electric bill? was told by an electrician to install a separate meter and bring in more power that way there would be a separate electric bill?

"Careful, I'm not sure about your tenant situation. But, I do believe that tenant has every right to have that light on even when they aren't home (yeah that sucks). That tenant also has privacy rights...that you may be infringing.

The more we speak up... the more they will listen."

nope. part of the house rules she signed when she signed the lease. also, she leaves her door open and has given us permission to enter the premises at any time. i just try to avoid her when possible because i'm tired of her snippy remarks and calling me names. yeah, and i'm the landlord?! anyway, it goes on and on. so this will be my last post about THE TENANT. why do i let her stay? because she's older (83 this year) and i feel sorry for her. her kids very very rarely visit her. her latest comment is, "i hope my last check bounces." would be my luck to get the last check!

we install the meter between the main meter that gets read... and the end user in our case at the individual slip... in yours I imagine you would put in inline at the rental.

at the end of the cycle when we get the bill we read the individual meters ourselves and figure out how much of the bill they owe , we ad it to the next months rent (the users share of the base, plus the kilowatts they used as read from the meter)

no need to bring in other lines or electrical service

I know some good electrical contractors that have worked for me out here.. it should not be more than an hour or two to have it professionally installed (hard wire)

for a little more $$$ (about 250) you can get "clip on meters" no "intrusive" wiring needed, these units report to you computer showing current cumulative usage, the sensor placed or taped on or near the conductor wire carrying the load to your rental

Depending on how the circuits were set up and how the rental is wired, it may not be that easy.

thanks bullwinkle and oink! this home was built in the 1950's and if i'm correct the rental/cottage in the 80's. by today's standards, i don't think that the electrical is up to par or code. if we should re-wire the main home, do you think that it would be good to just add another line and separate meter to the cottage? that way when we rent out both the cottage and the main house, the tenants wouldn't have to, "do the math" and would just have their own electric bill.

I doubt HELCO would give you two separate services for one property.

With the cottage built at a totally different time, it probably would be feasable to do a sub-meter. I have two actual meters where I am now (not the B.I. unfortunately). I keep both in my name and just charge the tenants. I can give them a copy of their bill if they want. Mine was originally built with two meters. I built the cottage first and lived in it while building the main.

we were told by an electrician that we should bring in separate power to the cottage with a separate meter. i've seen separate meters over here in kailua.
