Tax deduction for road fees

Can we deduct the road maintainace fees on our income tax? I have a lot in HPP.

My tax person said that I could deduct the road fee on my full time rental, but not on my residential lot. Any other opinions? I'm up for saving $$ if it's possible (and legal)

If it's an investment property than all your expenses are tax deductible.
