How to do a legal vacation rental?

We have a couple of rooms with a private entrance and bath we have been using for family and friends that have been visiting. Sometime in the future we may consider making this a true vacation rental. Where would I find information on how to go about doing this legally?

This older thread on "vacation Rental for Dummies" may have some of the info you need, but first make sure that your lot has no restrictions (for lots in subdivisions that have CC&R's) and that it is zoned for vacation rentals. The link to the older thread:

For those that have no idea where to get the codes or zone maps for Hawaii County:
To find out the zoning of a lot, go to the county zoning maps at:
http://www.hawaii-county.com/maps/zone/maps.htm
(this does not include restrictive covenants of subdivisions)
County Code section 25 outlines what is allowed on each of the zoned parcels:

Probably 90% of the vacation rentals are illegal on the Big Island because of the zoning of the properties used for vacation rentals. It's the same for B&Bs, just ask Jerry and Markie.
