Costs for building a new home in Captain Cook

I would appreciate greatly if there is someone out there who has good updated experience of the cost per square foot living area turn key when building a new home; post & pier, simple house, regular roof straight angles like an "A"; open kitchen & living area, 2 bedroom 2 simple bath.

How much would it cost per square foot to add a lanai under roof / not under roof?

I have looked around and it looks like prices vary a great lot.
Is it still bad times for the builders on the Big Island or have prices picked up the last year?

Prices vary hugely, but you really have to be living on-island to figure out how to get a good deal. Are you here? You can have a shell put up for say, 40,000, but then it'll be another ~100 dollar a square foot to finish off the space. These were the types of numbers I was quoted for "legit" contractors. Now, the "nonlegit" types are the ones that will charge lower rates, but they will need to be SUPERVISED very closely and you really have to be there and know what to look for. Also, security is a huge problem. YOu cant just have a load of building supplies delivered and let it sit there. Half will end up "walking away" unless you have really good close neighbors, and even then it could still happen...
