While we are on the topic, it seems that modest affordable shelters suitable for the big island would a good thing for everyone.
The state of Hawaii has a fine PUBLIC University system with Architecture departments.

As a first phase, why don’t some of us at this forum coordinate with the University to see they can come of with a set of plans for a small “starter” shelter suitable for the Puna area?

Just so we start with something concrete, we should define what the needs are for people building an initial permitted place to stay while they build their real house over the long haul.

I would say start with a rustic 500 sq one bedroom/bath tropical post and pier type shelter, short of like a vacation cabana. Low cost to build but not cheap and flimsy. Any interest?

I designed a 2 bed/1 bath that is 24'x32' on piers that are 24" high. We will start building by Jan. It is a little over 800sf and would be acceptable to most home owner asso. and neighbors. Email me if anyone is interested.

after looking at the link and pics of the various homes, i realized that i have seen similar models of smaller garden homes at a home show in sonoma county, a smaller 200sq foot home was going for around $2,200 with no subfloor, the wood was pine and it does not look treated unless this distributor came up with another model, his pricing seems to probably include major markups for shipping/marketing etc. also it was single wall set up is very simple like putting together lincoln logs, but it does not look like the type of home that can survive any type of hurricane or high wind scenario.

it doesn't seem feasible to have something like this in termite prone puna unless you are only looking for temporary situations...if they have products that are termite resistant then it may be worthwhile.

These our built at our factory overseas…..
We are in Hilo.

We do not do any permits although you can try for a permit. They may require a few changes. We have never had anyone try and permit one yet.

I am willing to give you a discount on one if you want to go through the permit process.

No we do not however we have many on order right now for Puna. The retail of this model is $29,500 but I would so one at $17,000 to you and get someone to help you put it together.

At that price I wouldn't get too excited. That'd more than I have into my permitted structure in Ninole.

As for Ajit's suggestion - a couple of years ago, there was a proposal before the county that involved building 500 sf shelter prior to final house, but I lost track of its progress.

Ajit that's funny Mella village! I just want one little house please. I'd even settle for a cute gardening shack designed like this!

Noel here is the response I received to my inquiry re HIBOR and since there was no answer to the HIBOR question I assume it isn't. Also if you have CC&R's this might not work as the response says currently it isn't permitted.

Would you need HIBOR of the pine if you build on post in pier?

Pa Mella I too decided to find out about this cute cottage and also recieved a message from a Robert Moya. He also spoke of an address on Kalanianeole St. However as I looked this street up in the ready map book I did not find it However I did find a Kalanianaole St I suppose it could be a continuos typo on his part or it might be be elsewhere than East Hawaii I see lots of streets almost the same like that ex: Ainaloa Dr, and Ainaola Dr two seperate places huh?!?!? anyway he also tells me the kits are treated with Boron which is a product used widely in New Zealand and Australia "Eliminates the need for termite treatments and maintenance calls, Penetrates heartwood where CCA does not, Non-Toxic for handling, cutting, and disposal, Does not need to be site-treated on cut ends where CCA does, Cannot be used in ground contact or water contact. He also told me the kits include all nails, screws, door hardware, windows, doors, trim, sub floor, and glass. Also they have been building and using them in the Caribbean for 6 years now. hope this helped you.....Ayuh

Of course they are going to charge a markup for shipping these kit homes door to door. The guy I talked to was named Rob Moya, said they would be opening a storefront somewhere on Kalanianaole in Hilo in three weeks or so. Quoted me a price of $22,000. delivered and another $3000 for assembly in about 72 hours.He said they ship 2 kits per container from Shanghai. IMHO this could be a viable alternative for some people on this island.

Of course I would do a lot more research, but that sounds pretty reasonable to me. If you wanted to do the ordering straight from the source, great, but I sure hope you speak Chinese!

Thanks Ayuh Dave for looking into this also! Being treated wood is certainly a positive as I believe they are pine lumber which is soft. Think we may stick with the fifth wheel idea and when we are on island do a thorough look into this company. Hopefully they will be up and running by then.

I have seen a completed home in Leilani Estates built in Bali, broken down, shipped to Hilo and then rebuilt. It was considerably more expensive, but very beautiful. This home was located on the corner closest to the homeowners association building and park.
