Lanai over garage ideas

I want to put a 2nd-story lanai over part of my garage, and am wondering about the best way to deck the lanai so it doesn't leak. Any ideas?

I've used http://www.excellentcoatings.com/ a couple times. So far,very satisfied with the results. But it never rains here!
The material works out to about $3.60/sq ft.

Mahalo - I had seen a product used years ago called "Gecko Deck" I think, but can find no reference to it online. (Maybe it didn't hold up, or just spelled differently Smile

I have also been looking around for the same, here is one website that looks interesting. Search waterproof walking surface or deck, many hits.

I have only specified it over here in Seattle, but it has been working for 10 years on a deck over a lanai.
