Private real estate purchase advice

Looking for some advice...

I am in the process of negotiating to buy the undeveloped lot that is adjacent to the lot I own and live on in Fern Acres. I am talking directly to the owner, who I contacted via the County property records. The lot is not currently listed, so we would like to do a private party transaction and avoid the expense of a real estate agent.

I have done several private party real estate transactions in another state, but this will be my first in Hawaii. I usually just have the title company assist for a fee, which is much cheaper than what most real estate agents will charge.

I always get title insurance to make sure I am getting a clear and marketable title, and have the title company take care of recording deed, etc.

Any advice out there for me? Any preferred title companies in Hilo area?

Also...does anyone have a blank copy of the current Hawaii DROA Purchase Contract in PDF form that they could send or direct me to?

We bought our house directly from the owner. It was a similar situation to yours. The house was not listed. We met the guys at a party and ended up looking at their house. they wanted to sell sometime soon, but had not contacted any agent. We decided to buy it.
we ended up paying a real estate agent to do all the paperwork. She did it for $1000 which was well worth it. It went without a hitch.

We also bought title insurance.
The title company we used was:

I was thinking of buying direct from the owner like you did. Can you give any info on the real estate agent who handle the paperwork.
