Buy or Build?

PS...The County of Hawaii is actively looking at developing a PACE program for Hawaii County. The initial steps were put into play on February 17th, at the Food and Energy Committee meeting. If you are interested in what the program may look like, the Berkeley First program was the model the premise was based on for the Resolution under consideration at the Committee Hearing on Feb 17. If this program is in place by the time you arrive it may be of assistance in offsetting the initial cost of net metering...should that be the route you go. [I don't know that it would not help if you wanted to go off grid; the State's ordinance being developed right now includes energy efficiency improvement as well as renewable applications.]

Thank you for all of the comments on my post, gang! I would note that the Buy or Build decision is easier in some neighborhoods than others. Finding a nice lot to build upon in Puna is not difficult. Finding a nice lot to build on in Kamuela is a bit more challenging. It also seems like most of the desirable lots in the urban Kona area also have houses on them.

John, you apparently have close ties to both the Puna area and the Kona side. Now that Kona is affordable to us, we are looking into the pros and cons of East side versus West side living. What do you see as the advantages and disadvantages of Puna and Kona. (And anyone else who has experienced both sides as residents...).

Obviously, there are pros and cons to both, but I think will stay out of this subject. I equally love both sides of the island and would have no problem living anywhere (as long as it's tropical!)[Big Grin][Big Grin][Big Grin]

Well, you probably can buy properties for 95% less in the same climate in Wyoming![Big Grin][Big Grin][Big Grin] Seriously, that area does not resemble Hawaii at all, it's very cold up there even in the "dry" section, and the "green" (wet) section actually makes me depressed whenever I drive through! It's always voggy or driving through the clouds and the rain is COLD!

Me too, John. I always refer to Waimea as Wyoming in the middle of the Pacific. I never understood enduring the downsides of living on an Island in the middle of the Pacific, while experiencing such a mainland climate. Although, I have to admit that it is growing on me as a place to visit or drive through.

I got this today from Helco:

"As you may be aware, in response to requests, HELCO will delay implementing some of the requiremments stated in the letter to PV installers dated January 14, 2010. Specifically, HELCO will approve any completed NEM contracts submitted prior to Markch 1, 2010 with the understanding that by June 1, 2010 these systems will comply with the requirements stated in the letter dated January 14."

Not much of a concession.

It seems they are serious about not accepting any more solar or wind projects on Hawaii and Maui. They say it is because of grid computer problems, probably true, but I have seen no mention of improving the grid to accept more solar. This will be hugely controversial.

Lavalot, the price of your solar system depends on how your location, size of the dwelling and life style. $25,000 will buy you a very good system. $15,00 will get you one adequate for many people. Shop around, prices vary.
